Hamlyn Heights property grabs commuter attention.

THE bidding strategy of a local buyer has secured him a property in the heart of Geelong.

The buyer outbid Melbourne and Sydney competitio­n to secure 304 Moorabool St for $1.08 million.

Gartland Property, Geelong, agent Nathan Ashton said the strategy paid off.

“He was very quick to react and counterbid, it made a big difference in the psychology of those that he was bidding against, it worked well in his favour,” Mr Ashton said.

He said the buyer wanted to buy a property in the heart of Geelong and was waiting for the right one, like below.

“They are going to live there themselves, they had been looking for a while,” Mr Ashton said.

The solid brick California bungalow is on 774sq m of land and has three bedrooms, kitchen and meals area, loungeroom and sitting room.

NEWTOWN

A COMPACT property surrounded by milliondol­lar homes in Newtown has been snapped up at auction.

A young family from Lara outbid a young couple to secure 6 Manning St for $750,000.

McGrath, Geelong, agent Will Ainsworth said it was a good deal to buy into that area at that price point.

“It is a great spot surrounded by milliondol­lar properties, this was a relatively compact block so the affordabil­ity was there,” Mr Ainsworth said.

The 340sq m property, in Newtown’s coveted school zone, has a four-bedroom house on it with an open-plan living area that leads outside to an entertainm­ent area. A single garage and single carport complete the property.

GEELONG WEST

SIX bidders took the price of a california bungalow in Geelong West about $100,000 over expectatio­ns on the weekend.

The house at 77 Elizabeth St sold for $617,000 to a Melbourne buyer, despite being in need of a lot of work.

Price expectatio­ns were $480,000-$520,000 and Ray White, Highton, agent Adam Natonewski was surprised with the result.

“It is not much more than land value, which is bizarre . . . there were six bidders, it was quite competitiv­e,” Mr Natonewski said.

“Initially it will be an investment and long term they might live in it but they will have to do some work to it.”

The 480sq m property has a california bungalow on it with two bedrooms, kitchen, meals area and loungeroom plus a sunroom.

HAMLYN HEIGHTS

THE ease of access from Hamlyn Heights to Melbourne is still attracting buyers to the area.

A Melbourne couple snapped up 8 Weeroona Ave at auction for $621,000 after 19 bids from three parties.

Bidding started on a vendor bid of $540,000 before strong competitio­n from several parties took the price past the reserve of $600,000.

The buyers said they had been looking to buy in Geelong on and off for the past 12 months before falling in love with this property.

McGrath, Geelong, agent Will Ainsworth, pictured above, said the buyers had been looking on this side of Melbourne as they wanted to easily be able to commute to the city.

The 731sq m property has a charming twostorey, four-bedroom brick house on it.

NORLANE

A FIRST-home buyer has outbid one other party to secure their first home in Norlane.

The 624sq m property at 9 Haven Court sold for $341,000, within price expectatio­ns of $320,000-$350,000.

Ray White, Highton, agent Adam Natonewski said it was a big price for Norlane.

“The first-home buyer is planning on living there,” Mr Natonewski said.

He said the buyer was attracted to the property because of its size and the big shed in the backyard with three-phase power and mechanics pit.

The house, below, has three bedrooms, an open-plan kitchen, meals area and loungeroom plus a sunroom.
