A Melbourne party outbids young couple to secure investment.

A BUYER has snapped up a ‘The Block’-esque project in Newtown at auction.

With some floor coverings missing, balustrade to the outdoor decks falling down and no entry via the front door for safety reasons, the house at 230 West Fyans Rd is a renovators’ delight.

Highton buyer Lucy Miller, below, outbid two other parties to secure the property for $610,000. She had been looking for a property to buy and renovate with her husband on and off and had bid at a couple of previous auctions.

Hocking Stuart, Geelong agent Carl McCann said it was a great result while auctioneer Jason Nevins said the property’s location was a big drawcard.

“It is in the beautiful river precinct and it is a blank canvas so you can put your own touch on it,” Mr Nevins said.

The house is on a 740sq m block and is in need of a lot of work to untap its full potential.

GEELONG WEST

A MELBOURNE investor has outbid two young couples to secure a period house in Geelong West at auction.

The character home at 10 Wellington St sold for $705,000, $65,000 above reserve.

McGrath, Geelong agent Will Ainsworth said the investor had only been in the market for about three weeks.

“They knew what they were looking for,” Mr Ainsworth said.

The three-bedroom weatherboa­rd house with white picket fence has had contempora­ry updates to complement the period details.

Original features include floorboard­s, decorative plasterwor­k, ornate fireplace and leadlight windows.

The open-plan living area provides modern convenienc­es and leads outside to a courtyard.

MANIFOLD HEIGHTS

PROPERTY is in high demand in Manifold Heights following a string of strong results.

First-home buyers managed to secure 128 Minerva Rd for $600,000 at auction.

Hodges, Geelong West agent Jeff Begg said the buyers were from New South Wales.

“They were originally from Geelong and had seen Manifold Heights as an emerging market,” Mr Begg said.

He said interest was strong on the 627sq m block with four-bedroom family house.

The house has been semi-renovated and has a separate loungeroom at the front of the house with the kitchen and meals area towards the rear and with access to a covered outdoor area.

BELMONT

WITH a baby due early in the New Year a local family are thrilled to have finally secured a Belmont property before Christmas.

Three parties bid for 113 Roslyn Rd and it sold for $829,000 after being called on the market at $760,000.

Buxton, Highton agent David Gray said as soon as the property, above, was called on the market bidding raced off pretty quickly.

“The local buyers are a young couple with a baby due in January ... they really needed to find something before the baby came along,” Mr Gray said. “They are glad the long search is over.” Mr Gray said the vendors had been at the property for about 30 years and were happy to hand it over to another family.

The family house has four bedrooms, an open-plan living area, formal dining room, sunroom and separate loungeroom.

BELL POST HILL

STRONG bidding between five parties resulted in an investor snapping up a Bell Post Hill property at auction.

The local investor secured 42 Beauford Ave, below, for $421,000 which was at the top end of the asking range.

Hodges, Geelong West agent Jeff Begg said fellow agent Sean O’Brien sold the property after competitiv­e bidding between five parties.

“It sold to a local investor who sees potential growth value in Bell Post Hill,” Mr Begg said.

The 617sq m property has a three-bedroom house on it with large living area at the front of the home plus a double carport.
