Water views have been in high demand this year while being walking distance to the beach is also highly sought after.

The introducti­on of the Port Phillip Ferries service from Portarling­ton to Docklands has been a huge success with the property market on the northern side of the Bellarine Peninsula booming. Meanwhile on the Surf Coast agents have said the strong property market in Geelong and Melbourne was having a positive impact on the coast.

Great Ocean Properties, Aireys Inlet agent Marty Maher said the equity build up in the Melbourne market was getting redeposite­d on the coast.

“It is facilitati­ng a lot of sales and achieving results above expectatio­ns,” Mr Maher said. “It is mainly Melbourne Baby Boomers driving it, they are setting up their lifestyle plan.”

Further down the coast Great Ocean Road Real Estate, Lorne agent Ian Stewart agreed about the equity build up and said Melbourne buyers wanted to be able to justify it to themselves that they could afford it.

“We are more buoyant going into this summer period than we have been in quite a few years,” he said.

Lorne has recorded this highest median house price of $1 million across the region, according to CoreLogic. It also has the highest growth in 12 months of 29.9 per cent.

Other areas of strong growth were Indented Head, Jan Juc, Portarling­ton and Barwon Heads.
