Warralily Grange development advances as demand soars
ARMSTRONG Creek developer Warralily is breaking into a new suburb, revealing an 870lot subdivision in Mt Duneed.
Warralily Grange will provide some of the closest residential streets to the original Mt Duneed village in an irregular-shaped development that hugs the southern bank of Armstrong Creek.
The 75ha development is another piece in the Armstrong Creek West Precinct to the south of the existing project, Armstrong.
The estate is bounded by Airport Rd and Williams Rd to the west, just short of the Surf Coast Hwy to the east and Whites Rd and north of Feehans Rd to the south.
The position of Warralily Grange on the northern approach to the summit of Mt Duneed will provide homebuyers part of an existing 300-degree vista that takes in a stretch of coastline from Cape Schanck to The Rip and Bass Strait to Barwon Heads.
Views for residents will also include the Barrabool Hills, the You Yangs and Corio Bay.
The subdivision will include local shops and three parks with the 7500sq m Grange Village Park to include a range of play equipment and public amenities.
A future P-6 school and district ovals are positioned adjacent to the development’s eastern boundary. Early artist impressions of the estate show tree-lined streets.
Warralily estate manager Ben Stewart said timing of the Grange development was brought forward as Geelong’s new residential estates have been hit with unprecedented buyer demand.
Already, Warralily’s existing Armstrong Creek precincts are 70 per cent sold, with more than 5500 residents already liv- ing in the communities, he said.
Mr Stewart said 2017 was a record breaking year with more than 500 contracted sales.
“The estate’s average sales rate of over 50 sales per month for the past six months shows demand accelerating as Geelong increasingly becomes a destination of choice,” Mr Stewart said.
