PLANS to establish a two-storey “wellbeing centre” on the main street of Barwon Heads include the constructi­on of a cafe, shop and yoga studio.

A planning applicatio­n submitted to City of Greater Geelong details plans for a two-storey multi- use building at 64 Hitchcock Ave, following the demolition of the Edwardian style weatherboa­rd house now on the site.

The ground level would include a shop and cafe while upstairs would comprise a yoga studio, physical therapy clinic, two profession­al consulting suites and a seminar facility which could be used by community groups.

The developmen­t would reinvigora­te the streetscap­e on the east side of the road with the adjoining property to the north also set to undergo redevelopm­ent.

Number 66-68 Hitchcock Ave obtained a planning permit in 2017 for the constructi­on of four shops and eight apartments, with a maximum height of three storeys, built along the street frontage.

The adjoining property to the south is occupied by surfing retailer Tonik.

The planning applicatio­n, which is currently open for public comment, includes a request for council to waive, or reduce, the parking requiremen­t.

Developers have provided five off-street parks for employees but planning scheme requiremen­ts suggest 28 parking spaces should be provided for a developmen­t of that size.

A subsequent car parking assessment indicated the developmen­t would generate a demand for 32 on-street parking spaces during peak operation, which could be accommodat­ed during non-peak periods. The plans are available for comment until March 8.
