Northern exposure reveals our next hot spot
NORTH Geelong’s strengthening property market was on show at the weekend as two properties in the same street went under the hammer.
A three-bedroom house with renovated kitchen at 54 Guthrie Ave sold $60,000 above reserve.
Bidding started at $400,000 and quickly increased before buyer Rob Knight snapped $520,000.
Mr Knight, who works for the NDIA, has relocated to Geelong and wanted to buy a property close to the train station.
“I am going to do a renovation on the house and live in it,” he said.
Harcourts North Geelong agent Jasmin Jurkovic said it was an outstanding result.
“It just shows the growth in North Geelong and that buy- it up for ers are seeing value here,” Ms Jurkovic said.
The three-bedroom house is on a 488sq m corner block.
Further down the street, 3 Guthrie Ave also went to auction and was passed in on a vendor bid of $750,000.
The fully renovated fourbedroom house last sold for $350,000 in 2016, according to CoreLogic.
Since then the house had been practically rebuilt, said Hodges Geelong West agent Marcus Falconer, who said he was negotiating with several parties with price expectations of $780,000-$830,000.
On 455sq m, the house has the hallmarks of a classic Edwardian, such as high ceilings with ornate roses and original floorboards, plus modern additions including a sleek kitchen with butler’s pantry.
“North Geelong is the next best thing as it is across the road from Geelong West,” Mr Falconer said.
