Belmont home ticks all boxes for buyers

FOR Point Cook residents Dan and Penny Greenhoff, the chance to leave Melbourne is an opportunit­y to chase a better lifestyle.

But at 19 Cambra Rd, Belmont, the young family also secured a house ideal for their needs for $645,000.

“We have sold our property in Point Cook and we’ve got a young daughter, so (we’ve bought) because the schools are good in Geelong and we like the lifestyle,” Mr Greenhoff said.

The couple had been on the hunt for about four months, with cheaper house prices an added attraction to buy in Geelong.

But the renovation completed by the sellers helped seal the deal, he said.

“We had about six nonnegotia­bles and it ticked five of the six and the sixth was easily fixed,” he said

“Just the alfresco deck. I want it covered.”

Stockdale & Leggo, Belmont agent David Graham said the sellers had renovated the house over the past five years, but not with the intention of selling.

Since the property last sold for $305,000 in 2013, the owners had opened the floorplan in the house, installing a new kitchen and ensuite bathroom, a wood heater in the loungeroom and adding a garage on the 599sq m corner block.

Bidding opened at the bottom end of the $520,000 to $550,000 price range, but soon hit $570,000 with a third buyer entering the bidding.
