A RARE opportunit­y has arisen to secure 5464sq m of land worth more than $2 million in Belmont’s river precinct.

The land is made up of two adjoining properties, at 106 Mt Pleasant Rd and 4a McKenzie St, and they can be sold as one or separately.

The Mt Pleasant Rd property has an original two-bedroom character house on the 1200sq m block.

Behind it is the private 4264sq m property accessed down a long driveway off McKenzie St. This property is technicall­y two — a house block and a vacant block with access from Victoria Tce — and most would not even know it existed.

Buxton, East Geelong agent Ian Nichols has listed both properties for sale and said there was so much potential.

“You could build a massive house with tennis court and pool or subdivide and create several more houses,” Mr Nichols said.

“There is nothing else like this available in Geelong.”

The two properties, which are owned by different people, are going to auction separately on Saturday, October 13, however offers will be considered beforehand to purchase both properties as one.

The Mt Pleasant Rd property has been in the same family since it was built while 4a McKenzie St changed hands in 2013.

Mr Nichols said 4a McKenzie St was originally part of a much bigger block.

The home at 2 McKenzie St was the original house and a small brick house behind it was replaced with a modern home that is now 4 McKenzie St.

Further subdivisio­ns followed resulting in the two-bedroom brick veneer house at 4a McKenzie St that is for sale today.

The views from this property, which includes a 60-year-old oak tree, are spectacula­r.

“It has better views than Newtown,” Mr Nichols said.

Price hopes for 4a McKenzie St are $1.37 million to $1.5 million, and for 106 Mt Pleasant Rd they are $789,000 to $860,000.

Combined a sale could reach more than $2 million.
