Makeover lifts Herne Hill to new level

HERNE Hill’s property market is set to break the $1 million barrier with the listing of a high-end property offering spectacula­r Moorabool Valley views.

An architect-designed renovation has transforme­d 62 Graylea Ave into a stylish house with price hopes of $1 million to $1.1 million.

It will become the most expensive property sold in the booming suburb if it reaches this range at auction on November 10.

The current Herne Hill price record of $937,000 was set almost two years ago when 324 Autumn St changed hands.

Buxton agent Dylan Taggert said the property landscape in Herne Hill had changed dramatical­ly since then.

The suburb recorded capital growth of 23.1 per cent in the past year alone.

“Herne Hill has had some tremendous growth in the past two years,” Mr Taggert said.

“We think this will be the first $1 million sale in the suburb.

“The same thing happened in Geelong West where $1 million was the ceiling price. It only takes one property and it’s a breakthrou­gh and it becomes the new benchmark.”

He said the four-bedroom house was one out of the box, with a rear extension and large outdoor entertainm­ent area capturing 180-degree views, including glimpses of the Moorabool River.

The owners worked with architect Anthony Belja to reconfigur­e the house.

“What they have done really well with this property is to get a high-end architect to come in and do a fantastic design which captures the spirit of the views,” Mr Taggert said.

He tipped it would sell to a Melbourne buyer who shifted their focus further afield from Geelong West or Manifold Heights.

“You would not get views like that in Geelong West and you are getting a lot more bang for your buck,” he said.
