THE residentia­l sales record has been smashed in Portarling­ton with a luxury house selling for more than $2 million.

The two-storey house with rooftop terrace at 2 Clarke St sold for $2.02 million, well above the previous mark of $1.8 million at 50 The Esplanade.

Neville Richards, St Leonards, agent Luke Campbell said this was a big result for Portarling­ton.

“It sold to a Melbourneb­ased buyer looking for a lifestyle property and maybe a retirement home at some point in time,” Mr Campbell said.

He said the market was changing with non-beach front properties selling for good prices.

“This one wasn’t a The Esplanade address but was close enough,” he said.

No expense had been spared on the build of this five-bedroom house.

The ground floor consists of four bedrooms and an open-plan kitchen, meals area and loungeroom with bar.

Upstairs is another openplan kitchen, meals area and loungeroom with bar plus the main bedroom and a covered balcony taking in the spectacula­r view. There is also a rooftop terrace that captures a 360-degree vista.

Mr Campbell said one of the biggest drawcards to Portarling­ton was the Port Phillip Ferries service to Docklands.

He said the ferry service had helped put Portarling­ton on the map. Growth in Portarling­ton’s property market is strong with an 18.9 per cent increase in the past year to record a median house price of $606,250, according to CoreLogic.
