BIG PUNT PAYS OFF

Result beyond vendors’ wildest dreams.

THE owners of a Geelong West house thought they paid too much for it 11 years ago when the price tag was $282,500.

Never in their wildest dreams did they imagine it would sell for $1.12 million just over a decade later.

Hodges, Geelong West agent Jeff Begg, said a local family snapped up the renovated fourbedroo­m house at 104 Clarence St ahead of two other bidders at auction on Saturday.

Price hopes for the property had been between $900,000 and $1 million.

“They said to me when they bought it 11 years ago that they paid too much for it,” Mr Begg said.

“They never thought they would sell it for this.”

The house at 104 Clarence St was described as an ‘untouched original home’ when the vendors bought it back in 2007.

Mr Begg said they had since undertaken a major renovation which delivers a light-filled extension, four bedrooms, two bathrooms and a home office with a separate entry.

GEELONG WEST

A GEELONG West house has sold for $153,000 above reserve to a family moving in from the next street.

Competitio­n from five bidders pushed the price for 12 Isabella St (above) up to $943,000 at Saturday’s auction.

McGrath, Geelong agent Will Ainsworth said bidding “went off” as several buyers tried to secure the large 884sq m block with a threebedro­om house and separate self-contained bungalow.

“The successful bidders were a young family that live one street away,” Mr Ainsworth said.

“They just wanted to secure a great sized block near Pakington St.”

The reserve for the property had been set at $790,000.

The weatherboa­rd house blends period character with an open-plan living area that flows out to a north-facing deck and yard.

MANIFOLD HEIGHTS

A YOUNG family is looking forward to spreading its wings after securing a 1100sq m property in Manifold Heights.

Maxwell Collins, Geelong agent Eugene Carroll said the buyers were the highest of two bidders for 41 Volum St.

They negotiated afterwards to buy the four- bedroom house for an undisclose­d price above the $1.36 million to $1.42 million range.

The period style house has a flexible floorplan with multiple living rooms but Mr Carroll said the location and large block were the big drawcards.

GEELONG

A CENTRAL location close to Geelong’s medical precinct has pushed up the sale price of a renovated Edwardian house.

Hot competitio­n from two buyers meant several others didn’t get a chance to put their hands up for 193 Kilgour St, Geelong, below.

A Melbourne investor secured the fourbedroo­m property with a top bid of $907,000, Whitford, Newtown agent Heidi Trempel said.

“For them it was about trying to find a nice property that they didn’t have to do anything to,” she said. “The area was also important because the medical buildings are so close.”

MsTrempel said the buyers could see the value in securing a quality rental property that appealed to contract medical workers.

HIGHTON

STRONG pre-auction interest has seen a classic brick veneer house in Highton sell for $535,000 before the big day.

Stockdale and Leggo, Belmont agent David Graham said a Geelong family offered above the asking range to take 15 Cuthbert Ave (above) off the market.

He said price hopes for the three-bedroom house on a 589sq m of block had been between $480,000 and $520,00.

“There were a number of offers that exceeded (the vendors) expectatio­ns,” Mr Graham said.

The location, in the well regarded Olympic Estate and within walking distance of Bellaire Primary School and the Porter Ave shops, was the main attraction.
