Estate awaits council’s nod
PLANS for a major residential estate in Geelong’s north have been submitted to council for approval, paving the way to continue the creep of the city’s urban sprawl.
The City of Greater Geelong has advertised plans for the development at 55 Broderick Rd in Corio, which will add about 100 lots to the city’s housing stocks — with advertised plots ranging from 323sq m to 899sq m.
Plans for the 8.9ha development — situated on the edge of the Geelong Ring Rd next to Geelong Greyhound Racing Club — were recently resubmitted to council with an extended noise wall and additional Vegetation Assessment and Native Vegetation Removal Report.
A December road traffic noise assessment found VicRoads noise criteria would not be met without noise mitigation.
“On this basis, a new section of noise barrier has been designed, which will extend from the east of the existing noise barrier along the Geelong Ring Road to the north of the subject site,” the report noted.
“On the basis that the noise barrier is constructed, traffic noise levels are predicted to comply with VicRoads requirements at the ground level at all dwellings.”
Developer Bisinella had hoped to release land for sale and begin construction on lots in the Wattle Estate development this year.
The family-run business, one of Geelong’s largest residential and industrial developers, out-bid competition from across Australia to secure the site at auction, forking out $6.85 million in April last year.
Harcourts, North Geelong agent Joe Grgic, who sold the property to Bisinella, previously told the Addy the estate would be a fantastic opportunity for people who work and play in Melbourne, “particularly in Melbourne’s west, which is really only 20 minutes away”.
“The reputation of Bisinella Developments means that the Wattle Estate will be a quality estate located at the northern tip of Geelong, making highway access to Melbourne a mere few turns away,” he said.
The neighbouring Rose Park Estate is also a Bisinella estate and sold out years ago.
