Dip toe in the water from the doorstep at Barwon Heads

A PRIVATE boat ramp is one of the luxuries of a Barwon Heads property with river frontage that has hit the market with a $6.3 million tag.

The six-bedroom house on a 1250sq m block at 26-28 Riverside Tce is being offered for sale for the first time in more than half a century.

It comes hot on the heels of a record $6.75 million sale of another riverfront property down the road last year.

RT Edgar, Barwon Heads, agent Peter Molloy said opportunit­ies to secure properties on the Barwon River were rare.

“Last year a riverfront property came up and that was the first time in years,” Mr Molloy said. “From what I know, this will be the last one for a while.”

He said the property, which has the house and garden on separate titles, paved the way for a future subdivisio­n in a tightly held pocket of Barwon Heads.

The existing two-storey house is perched near the river’s edge, with uninterrup­ted views from living rooms on both levels.

“You look straight out over the water, it’s pretty spectacula­r,” Mr Molloy said.

“It’s more than liveable so you could live in it, and down the track pull it down.

“We will see what the interest is like but I would think there might be someone who buys it and sells off the block.”

You can watch the passing watercraft from the openplan kitchen and living area on the ground floor.

There are four bedrooms on the this level, plus a bathroom and laundry.

Upstairs another two bedrooms and second loungeroom overlook the water.

The property is also close to the Barwon Heads town centre and sporting reserves.

The premium listing follows the quick sale of a Modernist riverfront home at 14-16 Riverside Tce, Barwon Heads, in April last year.

The four-bedroom house, designed by Neil Clerehan, traded hands for $6.75 million within weeks of going on sale.
