NEWTOWN GLAMOUR MANOR HITS MARKET

A HAMPTONS-STYLE Newtown house with an envyworthy backyard is poised to join the ranks of the blue chip suburb’s most expensive residentia­l property sales.

The five-bedroom architectd­esigned house at 15 Nantes St has been listed with a price guide of $3.2 million to $3.5 million.

The vendors replaced a tired clinker brick house on the 1221sq m block with a modern two-storey family home that captures views towards the You Yangs.

Newtown agent Dale Whitford said properties of that size and calibre seldom came up for sale.

Mr Whitford said the expansive north-facing backyard with space and plumbing provisions for a swimming pool was a valuable asset in the high-end market.

“It was an old clinker brick place on a 1221sq m and it was north facing,” he said. “The backyard has space for a pool and still has room for the kids to kick a ball.”

The property last traded for $922,500 in 2015, when an unloved swimming pool sat empty in the backyard behind the brick house with a dated mid-century kitchen and bathroom.

Mr Whitford said the owner, an interior designer, had a clear vision for the style of the new build, which builder Matt Wilson brilliantl­y executed.

“I think it will age really well,” he said of the near-new house.

Herringbon­e oak floors, marble counter tops and a stone fireplace are among the high-end interior features.

The ground floor has a series of separate living rooms that wrap around a covered outdoor entertainm­ent area.

Two loungeroom­s, one with a study nook, a dining room and sunroom all sit off the central kitchen/meals area, which has a butler’s pantry and stainless steel appliances.

There is one bedroom and bathroom on the entry level, with four more bedrooms, including the main bedroom suite, upstairs.

“The main bedroom is at the top and it has a nice balcony, you have got a nice outlook from there,” Mr Whitford said.

A sun-drenched patio, expansive lawn and double garage are among other features on offer.

A private home on more than 6000sq m at 263 Pakington St is the most expensive residentia­l sale yet recorded in Newtown, at $4.2 million.

Another two high-end properties, at 109 Noble St and 188 Noble St, sold for $3.9 million and $3.8 million last year.
