Three-storey development in The Parade
DEVELOPERS have unveiled plans to demolish a single-storey house to build a three-storey residential and commercial building on the main road travelling through Ocean Grove.
Superfund 5 Pty Ltd lodged a planning application with the City of Greater Geelong to build the three-storey building on The Parade, just outside of the eastern edge of the town centre boundary.
The $3.1m project would transform the 811sq m site, with a “modest” single-storey home to be bulldozed to make way for the seven-apartment and two-shop development.
“At ground level, the development will accommodate two modest commercial tenancies with rear circulation and service space, and the apartment entry lobby,” planning documents noted.
“At levels one and two are seven high-quality apartments, which comprise six two-bedroom dwellings and one threebedroom dwelling.
“The dwellings will provide an extremely high level of internal amenity in a location that is becoming increasingly popular for both permanent residents and seasonal renters.
“The apartments are spacious with generous bedrooms, living and open space areas.”
The planning documents argued the development, which would include 10 atgrade carparking spaces at the rear of the site, was “neither excessive nor wasteful of the opportunities presented by the site”.
“Put simply, the proposed development realises the potential of the site that is respecting of its abutting interfaces,” planning documents noted.
“The site is located at the transition point where the commercial centre of the township transitions to more defined residential form and use.”
The planning application will remain open for public comment until December 10.
