BOLD BIDDING SECURES PLUSH TOWNHOUSE

AN aggressive bidding strategy helped a buyer snag the keys to a swish Hamlyn Heights townhouse at a quickfire auction on Saturday.

Emma Simpson and daughter Mia fell in love with the modern three-bedroom, two-bathroom Gladstone St residence a month ago, and paid $830,000 to secure it as their new digs.

To help seal the deal they enlisted the help of family friend John Sakelj to take charge of the bidding on auction day.

Mr Sakelj did not waste any time, almost nabbing the home with a strong opening bid of $815,000 that knocked a bunch of other potential buyers out of race.

auctioneer Matt Plunkett had barely finished his opening address when the first bid came through, and promptly declared the property on the market.

A second bidder chimed in with an $820,000 bid, and from there the price quickly reached $830,000, where Mr Plunkett brought the hammer down in an auction lasting less than three minutes.

The new owners were drawn to stylish design and easy-care nature of the contempora­ry home, as well as its location close to schools and shops.

“We’ve been looking for about six weeks, we saw this four weeks ago and we’ve been waiting for it,” Ms Simpson said.

said the property’s reserve price was $800,000, and that his vendors were rapt with the result.

“It’s a great result, the buyer has been there from the start,” Mr Fantela said.

“From a buyer’s perspectiv­e, the bidder did exactly what you should do, he went in hard and blew two other buyers out of the water.”

The home, close to

Vines Rd and Minerva Rd, features polished concrete flooring, high ceilings, stone benchtops and a cosy courtyard.

It offers an open-plan kitchen, dining and living area with north-facing windows, a study with built-in desk, and the outdoor entertainm­ent area has a heater and cafe blinds.
