One home to go for 21 new properties
DEVELOPERS have unveiled multimillion-dollar plans to bulldoze a single home and replace it with 21 double-storey townhouses in the heart of suburban Grovedale.
The plans were lodged with the City of Greater Geelong, seeking permission to demolish a Church St property and replace it with the 21 townhouses at an estimated cost of $7.1m.
Plans show the applicant’s bid to build nine two-bedroom and 11 three-bedroom townhouses, along with a single four-bedroom home, with property sizes ranging from 98sq m to 269sq m.
An architectural statement for the project also points to the aim of “reinterpreting the traditional suburban home” through a more modern housing design.
“Located along Church St in the heart of Grovedale’s expanding residential precinct, the site sits within proximity to abundant retail, hospitality and educational facilities,” the statement notes. “Reflecting the area’s residential typology, the proposal developed a design language that abstracts elements of the local context, drawing from the existing streetscape’s rhythm and materiality where two-storey dwellings form part of the mix of building heights along Church St.
“The project is grounded by a textured beige brick base, drawing from the local streetscape. The gridded base provides a fine grain texture to the facade and creates a rhythmic pattern to break up the wide site frontage.
“On the upper level, lightweight framing provides depth to the facade. Perforated screening provides a level of privacy to the upper level and adds another layer of articulation to the design. On street level, landscaping softens the built form and create a pleasant entry experience for residents.”
The planning application will remain open for community comment until October 21.
