The Mouyong Estate, at 438 Edgars Rd in Little River, was built in 1853 by pioneer settler George Synnot.

In 1859, the land was bought by Australian pastoralis­t Thomas Chirnside and his brother Andrew Chirnside, who was the was founder and president of the Wyndham

Racing Club, and steward of the Geelong Racing Club.

Among the many buildings are the heritage-listed bluestone stables and a bluestone woolshed, which was built in 1865.

The woolshed is one of only a few surviving bluestone woolsheds in the western district.

Mouyong currently operates as a farm both for grazing and crop production.

The sale comes as rural holdings around the Geelong region appear to be increasing in value.

Last week, a Geelong family secured another lifestyle property at Little River, where they can keep a few horses.

The 6069sq m property at 770 Old Melbourne Rd sold for $1.405m at auction last Saturday.

And HF Richardson Newtown agent Matt Poustie said an investor had secured the 11.24ha property at 475 Barrabool Rd, Ceres, for $3.8m.

The sale netted a land rate of almost $340,000 per hectare ($140,000 an acre) as five parties made offers on the farming property with a five-bedroom house.

“It indicates the increasing demand and high value placed on the ultra premium Barrabool Hills acreage market,” Mr Poustie said.

“We had five offers and the property was sold to investors from Melbourne wanting to secure prime acreage land with a long-term view for future growth.”
