’Beautiful old girl’ makes a splash

THE lifestyle location afforded residents at a five-bedroom Newtown riverside pocket home was not lost of potential bidders who pushed the price above $1.6m.

Three parties contested Saturday’s auction, taking bidding from $1.25m, passing the $1.3m quoted price range before selling for $1.65m.

The Bell & Fulton home was built at 14 Sylvan Court, Newtown, in 1974 and was being offered to the market for the first time after 48 years, Hodges, Geelong West agent Marcus Falconer said.

“The ultimate family lifestyle – you’ve got everything you desire right on your doorstep,” Mr Falconer said.

“It’s a magnificent parcel of land of some 1162sq m and an amazing opportunity in one of Geelong’s finest suburbs.

“You can see it’s a beautiful old girl and she’s been magnificently looked after and maintained and in excellent condition.”

The two-storey layout offers four bedrooms, with a second ground floor loungeroom lending itself to another bedroom. But the real lifestyle occurred out the back, Mr Falconer said.

“Your own private oasis at the rear with that magnificent swimming pool and beautifully maintained garden,” he said.

“What everyone is here for is the access out on to Windmill Reserve with all the amenity that you need for a growing family, whether it be the play equipment, whether it be the oval or the walk through to Fyans Park Primary School.”

Two main bidders in the crowd kept the price rolling for most of the auction but the ultimate buyers were online using the Auction Now platform and made their first play at $1.64m. Mr Falconer said the buyers were planning on relocating to Geelong.

“It’s the ultimate family home, tucked away in very private location,” he said.
