Mountain of appeal

-

Cleverlydesigned by well-known architect Ray Heffernan, this spacious three-storey hillside home has splendid views to the city and across the harbour to the Eastern Shore and the Meehan Range.

Built in the 1970s, the home was substantially made over in 2008, including new flooring, bathrooms and kitchen and double glazed windows.

The substantial block is internal at the end of a sealed driveway and its gardens are leafy and established.

It is just up the road from the University of Tasmania and not far from the Sandy Bay shops and services.

There’s a level forecourt before the home and then a double carport with access to a large workshop and rumpus while off a lower entry foyer is a big rumpus room with a built-in wardrobe and twin double doors to the grounds.

Stairs lead up to the main living area that has underfloor heating. It includes the main entrance hallway with double doors either end protected by solid pergolas constructed of Australian cypress imported from the mainland.

Just off the foyer is a library/office with builtins and a slate floor and then a spacious lounge/ dining room with open access to a long atrium with a sliding door to an expansive, tiled and partly covered front balcony with the lovely views to the River Derwent and environs.

There is also access to the balcony from a big cypress framed sunroom/ conservatory, with tinted and toughened roof glass, at the end of the atrium while central is the Tas oak and jarrah kitchen with a tiled floor, stone benchtops, easy close cupboards and drawers, an induction cooktop with a glass splashback, a char grill, a big stainless steel exhaust hood and flue, a stainless steel wall oven, a microwave nook, an integrated dishwasher, a stainless steel fridge/ freezer and a servery to the formal living room.

Adjoining is a family/ meals area with an inbuilt woodheater before a step-up to a light-filled study/computer nook and then, back along the hall, a laundry with chute from the top floor and door to outside and then a powder room with a separate toilet cubicle.

Along the carpeted top level passageway is a tiled family bathroom with a deep tub, a glassed shower bay, a hand basin and a loo and then a large store-room, a play area and four good sized bedrooms with built-in wardrobes and harbour views and the big master also having an en suite bathroom.
