Over the past 12 months, most of the suburbs in the Glenorchy council area recorded double-digit median house price growth

JUST 10 minutes’ drive north of Hobart, the northern suburbs are booming.

In CoreLogic’s monthly Market Trends report, the suburb of Glenorchy consistent­ly sits at the top of the list for the largest annual sales volume — typically neck-and-neck with Kingston as southern Tasmania’s leading suburbs.

In the latest report, the vast majority of the Glenorchy municipali­ty’s suburbs showed double-digit median price growth for houses, apart from Collinsval­e and Dowsing Point.

Capital growth ranged from a 10.2 per cent annual change in median house prices at Austins Ferry, up to 25 per cent at Goodwood and a whopping 36 per cent at Derwent Park.

In the 12 months to the end of March, the suburb of Glenorchy recorded 186 house sales and Moonah 110. West Moonah (69), Berriedale (55) and Austins Ferry (54) rounded out the top five for sales volume.

The municipali­ty’s most affordable median house prices were at Chigwell at $260,000 and Goodwood at $300,000.

Rosetta and West Moonah recorded the highest median prices at $412,000 and $406,000 respective­ly.

The report also shines a spotlight on the pace of this corner of the market. There were five suburbs where the average number of days it took to sell a house was in the single digits: West Moonah (6), Lutana (7), Goodwood (7), Moonah (9) and Chigwell (9). Those are among the fastest-selling suburbs in Australia.

Berriedale, Claremont and the suburb of Glenorchy were just outside the single-digit mark, with each selling houses, on average, in only 10 days on the market.

The median rents for houses throughout the municipali­ty were priced between $340 and $380 per week. In 2016 the median rent ranged from $305 to $358 per week.

The best performers in the unit market were Glenorchy with 99 sales in the 12 months to the end of March, followed by 75 sales at Claremont and 38 at West Moonah.

Montrose units were the most affordable, with a median price over the 12-month period of $212,000, while West Moonah was the most expensive with its $290,000 median.

Lutana units were the fastest to sell, lasting an average of just 15 average days on the market.

Berriedale ($238 per week) and Claremont ($258 per week) were the cheapest suburbs for median rents for units. Lutana was the most expensive at $310 per week.
