Clifftop with potential

This multimillion dollar clifftop fixerupper is not something that comes along everyday — and the market is buzzing with inquiry, writes Jarrad Bevan.

YOU know the mantra, “location, location, location”, and let’s be honest, it would be a challenge to find something finer than this. No.30 Karingal Ct is perched in an uncommon, showstopping, clifftop location in one of Hobart’s most desirable suburbs.

This Taroona treat has caught the attention of more Tassie property hunters than any other home in Tassie over the past week, and it cracked the national Top 20, too.

As of Monday afternoon, it was sitting at 7300-plus views on realestate.com.au.

Senior representative at Peterswald for property, Craig Anderson described the balcony of this beauty as “one of the most impressive in Hobart”.

It would be hard to argue otherwise, with its gigantic uninterrupted water views that stretch far and wide.

“It has attracted an enormous amount of interest since hitting the market, from mostly locals,” Mr Anderson said.

While the 1970s house is a little tired and in need of some TLC, the location is impeccable.

“No.30 Karingal is certainly an impressive property location-wise,” Mr Anderson said.

“The home is structurally sound, having been first constructed by a prominent Tasmanian engineer for himself and family.”

“But it is in need of a major upgrade having not been occupied for five years or so.”

Few properties can match the awe-inspiring magic of a clifftop location, and from the pictures this property almost appears to float above the cliff.

“The residence does not actually stretch out over the cliff face, but the deck certainly does provide a spectacular outlook over Dixon’s Reef and the river,” Mr Anderson said.

The four-bedroom, two-storey home offers a substantial open plan living, dining and kitchen space surrounded by floor-to-ceiling windows to take advantage of the enviable vista.

A more intimate media lounge area opens to the main living space through bi-fold doors creating an impressive entertainment precinct.

Three bedrooms, including the main bedroom with a modernised ensuite, are positioned on the upper level. Each is serviced by a central bathroom and they all have built-in wardrobes.

Glorious views can be enjoyed from the lower level.

Here, the floorplan includes a large rumpus or third bedroom with plenty of storage.

More storage is contained within the commodious four-car garage.

No.30 Karingal Ct, Taroona is listed with Peterswald for property, it will be sold by expressions of interest over $2.2m.

Meanwhile, from strength to strength, desirable Taroona has recorded huge home value growth in recent years.

Per PropTrack figures, its median house price is comfortably over $1m with the suburb experiencing 27 per cent growth in the past year, 56 per cent growth compared to prices three years ago, and a whopping 104 per cent growth from 2017’s median price.

Homes typically sell in 19 days, faster than Tasmania’s average.
