Grandeur meets pool party in 1920s gem

Modern luxury blends with period charms in this superb Sandy Bay family home, writes Jarrad Bevan.

BUILT 99 years ago in 1923, if only the walls of this Earl St home could tell us a tale. No.22 was constructed for Evelyn and Irene Kemp of the noted, successful Hobart business family. At that time it cost 1400 and featured Huon pine and King William pine alongside sandstone from Oatlands.

In the early ‘90s, two architect-driven renovations saw the floorplan rearranged and extended with the size of the home reaching 450sq m.

In 2010, a previous owner sought to modernise this Sandy Bay classic with its lounge walls removed to open up the space, the kitchen replaced and original flooring restored.

With each new owner, No.22 has only grown more impressive.

Harrison Agents Hobart property consultant Georgie Rayner said her vendors see No.22 as “their dream home”. And they have treated it with exactly that type of love and care.

“They installed Australian wool carpet upstairs, vast new cupboards and storage, new equipment for the pool, and a bespoke-built pizza oven,” she said.

“It is a home of a certain style and stature. “From the front gate onward you are immediately drawn in by its old world grandeur — the stained glass, the ornate detail in the timber stairs, the bay windows.

“For me, I love the old world charm and the flexibility that the home offers. There are so many ways the next owner might choose to configure the home, depending on their needs.

“Since launching it to market, it is little surprise to find that No.22 is “talking” to families. But we have also had inquiries from downsizers.

“Across the board, everyone loves the location and its lovely, homely feel.”

No.22 is a perfect example of a traditional two-storey, solid brick family home.

While it has undergone substantial renovations in recent years, each owner did so in a fashion that enhanced the original features while adapting to 21st Century living.

With its own access to the front yard, or nearby the kitchen, an area known as Earl Loft could be used as a teen or grandparents retreat, an office, or as a rental proposition, as the wing can be closed off from the main home.

A showstopping feature, the conservatorystyle addition that houses an indoor swimming pool.

The flow between the spaces here is remarkable, with each having their own feel while also being connected — the pool area with its dining space and colourful garden vista, alongside the dining room, living room and the contemporary kitchen. It is a treat.

The home’s entry hall features warm, timber panelling, a carved staircase, and polished floorboards — understated and elegant.

In the living room the semi-hexagonal windows, picture-rails and wide skirting boards speak to its historic origin.

Bi-fold glass doors give access to the indoor swimming pool and spa, opening to a paved barbecue area.

From the kitchen, a landing gives internal access to the double garage and that separate two-bedroom apartment with a kitchenette and bathroom.

A room to the left of the central hallway would be ideal as a second living room, study or media room. Mrs Rayner said this type of space was high on the priority list for many buyers.

Nearby the second living room there is a bathroom with access from the pool.

Upstairs, a large landing opens to two double bedrooms with built-in wardrobes, a third single-size bedroom, a sunroom and the convenience of two bathrooms.

Outside, from the paved outdoor area, steps lead up to an extensive lawn with an attractive and easily maintained garden with raised vegetable beds, a cubby house and an aviary.

Being double-storey, the home has an imposing presence.

Mature trees sheltering it from the street. The playing fields and tennis courts of the University of Tasmania are across the road and offer the property a sense of space and provide recreational facilities on the doorstep.

No.22 Earl is within walking distance of the marine and sporting activities of Marieville Esp, or the shops, cafes, restaurants and services of the Sandy Bay shopping precinct.

This beautiful property is a gem among a tightly held neighbourhood of impressive homes that very rarely hit the market.

In its leafy location, No.22 Earl St is an ideal property for a growing, evolving family.

It is priced at $2.7m-plus.
