‘80s action to sell ‘bunker’

- JARRAD BEVAN

WITH its 1980s action film vibe, the marketing video for this New Norfolk home is not something out of the typical playbook.

No.31 Grist St is described as an imposing residence that commands attention with its striking military-inspired aesthetic.

Enter stage left, 4one4 Property Co.’s John McGregor and Aaron Murray, taking their property pitch cues from Arnold Schwarzenegger and Carl Weathers in Predator.

4one4 marketing manager Aaron Horne said the action movie idea was sparked by the three-bedroom home not looking like a standard build, but instead “somewhat like a bunker or a military facility”.

“A standard meeting turned into a ‘mission briefing’ for the unique selling features of the listing,” he said.

“It became a shot-for-shot remake, of sorts, of the intro to the Schwarzenegger classic Predator — just with our real estate twist.”

Built in 2016, this house combines contemporary design with rugged allure, making a statement in style and functionality.

The main floor is home to expansive bedrooms and the main living area, with an open-plan layout that merges the living room with the dining area and kitchen.

Vaulted ceilings accentuate the sense of space, while sleek fixtures and contemporary furnishings add a touch of sophistication.

The kitchen has top-of-the-line stainless steel appliances and granite countertops.

Downstairs, a vast rumpus and storage room spans the entire level.

“Well Horne, I see why you brought us in … this one has huge potential to blow up,” Mac says in the video, just before the property fake explodes. Yes, explodes. That is not an ordinary part of a sales pitch!

“I have seen some pretty wild property videos out there, but yes, I’m not sure if I’ve ever seen someone bold enough to ‘blow up’ their own listing,” Mr Horne said.

“Aaron was chasing a ‘button’ to really capture everyone’s attention at the end of the video.

“When he came up with the line about its “potential to blow up”, it all fell into place.

“He asked us: So, how do you think the vendor would feel about explosions?”

Mr Murray said buyers who have inspected the property have gotten a laugh out of the video, which is part of the purpose of it.

“It brings a smile to their faces, and often they joke about the helicopter and our huge guns,” he said.

“Given the layout of the property and the additional space, I could imagine a younger family would be the ideal buyers, more than likely with teenagers, so they can use the downstairs “bunker” as their own private space.”

No.31 Grist St, New Norfolk is priced at $619,000-plus.

It is listed for sale with 4one4 Property Co.
