Prestige aim for housing project
THE local developers behind Glebe Hill and Sweetwater Estate have set their sights on creating a premium residential subdivision northeast of Hobart.
Lynmore Holdings has an application in to the Sorell Council to subdivide the land at 37 Pawleena Rd, Sorell, to create 297 new lots to be delivered in 17 stages.
Director Rob Lynch said Sorell Estate, if approved, would be put to market quickly to allow people to take advantage of the HomeBuilder grant.
“We’re really keen to get this approved because we want to get the second and third stages out for people to be able to use the federal HomeBuilder grant, which expires at the end of March,” he said.
“If they sign a contract by the end of that month, they’ve got six months to do the foundations.
“I just need permit conditions so I can put the prices up on the website – we put this in to council in October.”
Mr Lynch said the subdivision had been previously approved, format.
“The previous permit was two planning schemes ago and now unit blocks are available to be built on smaller areas – it used to be 800 sqm, but now it’s 650 sqm, so we’ve gone in and redone it, got rid of all the battleaxe blocks and have got rid of all the cul-de-sacs to make it a more modern subdivision,” he said. “It will have all the extras – a playground, heritage green streetlights, terracotta-coloured parking bays and street trees.”
Mr Lynch said the demand for new homes in the Sorell area and more widely remained high, but this was expected to drop off once HomeBuilder is finished.
“We’re doing a few things to try to combat that, we’ll have up to six display homes on site and we’ll build the playground early and we’re working with council to build a new roundabout on Pawleena Road and the Arthur Highway so access in and out is much easier.”
