Developers size up big land holding

A HISTORIC 2.2ha land holding in Hobart’s northern suburbs is a “logical infill site”, planners in support of major residentia­l proposal for the site say.

Taylors Bend at 60, 80, 80a and 90 Creek Rd in New Town – named after late long-term owners Ray and Mona Taylor – is zoned a mixture of general residentia­l and light industrial and contains two occupied rental dwellings, vacant land and a concrete slab from a demolished industrial building.

There is a proposal to consolidat­e the four titles and rezone the land to inner residentia­l, enabling up to 110 multiple dwellings to be built.

In January, ERA Planning and Environmen­t lodged an applicatio­n with Glenorchy Council on behalf of owner Ray Taylor Investment­s Pty Ltd to consolidat­e all titles and rezone the land.

The matter is before the

Tasmanian Planning Commission.

Were the commission to approve the applicatio­n, the site could maintain up to 110 multiple dwellings if “fully developed to its maximum theoretica­l potential,” ERA’s report into the proposal stated.

It noted this outcome was “extremely unlikely”.

The site, located within “800m of the Moonah activity centre … (and) 800m of the Main Rd integrated transit corridor”, is a “a logical infill opportunit­y in light of the existing and planned higher density residentia­l use in the area,” the report said.

The report noted the population of Glenorchy LGA is forecast to increase by about 5500 people between 2020 and 2036, with an extra 2600 dwellings expected to be required in that timeframe.

The proposal received eight representa­tions, one of which consisted of a petition signed by dozens of residents of nearby Sinclair Ave, who expressed concerns about possible vehicle access to their street and adverse effects on land values and traffic.

Co-lead petitioner Marialuisa Jones submitted for the land to be rezoned general residentia­l, not inner residentia­l and for no vehicle access to the site from Sinclair Ave.

Signatory Clinton Luckock said he believed the rezoning was “not in keeping with the adjacent and surroundin­g general residentia­l zoned (land)”.
