Business owners or investors keen for a spot on Cairns’ busiest and most visible commercial road are spoiled for choice with three prime retail Mulgrave Rd locations up for sale this month.

BUSINESS owners or investors keen for a spot on Cairns’ busiest and most visible commercial road are spoiled for choice with three Mulgrave Rd locations up for sale this month.

The building which houses Linda’s Loot & Furniture at 327 Mulgrave Rd, a former office at 481 Mulgrave Rd, and 556-560 Mulgrave Rd, currently leased to camping supplies store Geo Pickers, all represent an opportunity to secure property in one of the busiest retail strips in the Far North.

CBRE Cairns agent Graeme Halsey said the Linda’s Loot & Furniture site was in one of the most visible retail positions in Cairns, capturing all outbound traffic and located minutes from the CBD.

“Mulgrave Rd is highly sought after by retailers wanting to capitalise on the exceptional exposure to in excess of 20,000 cars per day,” he said.

“This site is surrounded by a variety of recognised national bulky-goods retailers, including Beacon Lighting, Repco, The Good Guys, Petbarn, Petstock and many other highprofile retailers.

“The other major drawcards are DFO and Cazalys which are in the immediate vicinity.”

The 750 sqm building, with a modern glass shopfront and auto opening doors, also has suspended ceilings with recessed lighting.

Other improvements include a split-system airconditioned showroom of about ly 600 sqm plus a rear warehouse of 150 sqm. The building sits on a 1399 sqm site with rear access from Svendsen St, providing access for goods deliveries and pick-ups.

The rear area is security fenced and has an additional 28 sqm of storage shed with 17 onsite carparking spaces available.

The second offering at 481 Mulgrave Rd comes complete with an extensive office fit-out in place, including a reception area, five individual offices, a large boardroom and open plan work space.

The building area is approximately 235 sqm with 13.7m frontage to Mulgrave Rd.

Mr Halsey said the location and exposure lent the space to a retail operation.

“This property will suit either owner-occupiers of investors looking to buy in a soughtafter, high-exposure location,” he said.

The site is fully fenced with security gate to the front and has seven onsite parking spaces to the rear.

Non-metered parking is also available at the front of the premises.

Geo Pickers is set to vacate its 556-560 Mulgrave Rd site at the end of its lease.

The prime location has 60m of frontage to Mulgrave Rd with 1000 sqm of showroom on a land area of 1942 sqm.

“The building is modern tilt-panel construction and is considered a landmark building that offers excellent signage and exposure,” Mr Halsey said.

“The property is suited to bulky goods retail, distribution warehouse, liquor barn or similar type of use.”

The showroom has double glass entry doors and is fully airconditioned and has mezzanine office to the rear of the building.

A wide entry driveway offers easy customer access from Mulgrave Rd with pedestrian ramp access to the front door.
