Former ice cream shop awaits next chapter

A PIECE of Cairns’ high-yielding Esplanade real estate is attracting plenty of local interest.

Andras Barath bought shop 2 at 95-105 Esplanade in 2001, one of several original owners of the string of shops home to Raw Prawn, Splash Seafood and most recently Capriccio Gelato.

The ice cream shop’s prime position near the soon-to-beopened Riley hotel and among the city’s most successful and longstandi­ng eateries has always attracted plenty of customers, Mr Barath said.

“Each road in Cairns has had its time, like Spence St, Shields St, Grafton St, but the Esplanade has always been consistent in terms of traffic and customers,” he said.

“It is a great chance for an owner-operator. The site gets great foot traffic, it is close to the performing arts centre and Munro Martin Park and all the events held on the Esplanade.”

RE/MAX selling agent Ray Murphy said interest from southern centres was also trickling through as well as inquiries from franchise groups keen to lock in a waterfront location. “This is prime Esplanade real estate and it is going to suit any buyer,” he said. “The opportunit­y to secure an investment like this doesn’t come around often.”

The 98sq m retail floor space includes an extra 20sq m covered outdoor front area which can be used for dining and seating.

The property also includes two secure, undercover car parks and is fully airconditi­oned.

A bonus mezzanine floor can be used for storage or opened up to create another level. Amenities are shared by Splash Seafood at the back of the premises.

An Aboriginal art gallery were the original tenants for 12 years and the gelato shop used the space for the last four years.
