Portsmith warehouse offers room to move

- PETER CARRUTHERS

A LARGE warehouse in the heart of the Cairns industrial precinct will give a switched-on tenant plenty of room to move.

Up for lease at 1-5 Morrison St, Portsmith, is a warehouse with a lettable area of 960sq m with three-phase power throughout and secure office space on the mezzanine.

It would be perfect for medium-impact industrial uses such as automotive and mechanical trades. Engineering and manufacturing would also suit.

Go Commercial principal Stuart Carr said the new owners, who bought the property last year, had been busy with a major refurbishment, including rewiring the electrical systems and adding a new insulated roof complete with guttering and roof ventilation. The new roof had been installed to take full advantage of the prevailing winds and maximise air flow through the space.

He said there were generous leasing incentives on offer, depending on the strength of the tenant and the length of the lease.

Mr Carr said there had been interest in the site and a number of inspections.

“It’s cheap for what it is. It’s a very affordable price for such a big shed,” he said. “And the owners are willing to customise terms for the right tenant.”

Other features include an 870sq m workshop, a 43sq m airconditioned office, floor drainage with an oil separator, high bay lighting and superfast fibre-to-the-node NBN capability.
