Sites available in heart of Kuranda
Three Sheridan St properties for sale
TWO shop sites in one of Far North Queensland’s most popular tourist destinations are available for sale.
Ideally positioned in the heart of Kuranda the 60 sqm retail investment on busy Coondoo St has a guaranteed tenant until May 2022, with a further two-year option term renewal.
Colliers International agent Jay Beattie said the site offered “dominant exposure to the heavy pedestrian traffic moving between the Kuranda scenic rail station and the various tourist attractions”.
“The established tenant relocated from an inferior tenancy within the same building into this prime position earlier this year,” he said.
“Providing net in the hand income of $15,000 (tenant pays for all outgoings) increased annually by 3 per cent, this bite size investment represents an affordable commercial investment generally returning a stronger rate of return than conventional residential investments in the same price bracket.
Shops 1 and 2, 25 Coondoo Street, Kuranda are for sale. THE sale of one of Cairns’ most popular car rental businesses has put three Sheridan St premises onto the market.
East Coast Car Rental’s portfolio of properties are up for grabs with a company spokeswoman confirming the operations will be moved to a new, and as yet undisclosed, location. ECCR was sold in May.
CBRE managing director Danny Betros said the properties would be sold with vacant possession.
Both 132 and 146 Sheridan St measure 1000sq m each and include an office, reception, workshops and a parking area perfectly set-up for car rental, display or redevelopment.
The third available property at 462 Sheridan St was described by Mr Betros as “a superb 1000sq m clear-span, multi-access warehouse with a good, secured, concrete yard”.
“This would suit any industrial purpose,” he said.
All three properties are for sale by formal offer closing November 7.
