Site will fuel
SITTING on the Bruce Highway, with no shortage of freight and tourist traffic, a service station site located near Tully is open for expressions of interest.
The privately owned service station, operating as a BP, is modern and functional and located at 59504 Bruce Highway.
“This is a strategic location being the first service station on the highway southbound coming into Tully which benefits from a strong flow of passing traffic on the main highway between Cairns and Townsville,” CBRE agent Charlie Torrisi said.
Offering an area of 9392 sqm across two land titles with 60m of frontage on the Bruce Highway, the development comprises a masonry block kiosk building, forecourt with high clearance canopy and second detached canopy, six fuel bowsers encompassing 11 pumps, underground fuel storage and extensive handstand and driveways.
To the rear of the site are improvements pertaining to a former fuel depot including an overhead truck loading facility.
These depot improvements are not currently in use.
“Investment demand nationally is climbing to its highest for service stations and development sites where they can be constructed,” Mr Torrisi said. “The ownership structure of the industry is currently based on a system of franchise, lease and branding agreements between single and multi-site owners.
“Backed by long leases to fuel companies, the service station sector has caught the attention of local and overseas investors in a commercial property market where there is strong competition to buy securely leased assets.”
The property is offered for sale by expression of interest closing 4pm on November 22.
