ARGUABLY the best commercial site in Edge Hill will be available to lease at the end of this month.

Occupying a corner block at 1/138 Collins Ave, the site is the former home of the Village Cafe on Collins and will be free to let come July 1.

Colliers Internatio­nal Cairns marketing agent Jay Beattie said the location in the heart of Edge Hill was unrivalled.

“In regards to securing a presence in a desirable location in an establishe­d and popular dining precinct, this would have to be one of the better locations,” he said.

Boasting a total floor area of 156sq m, the site has an indoor seating capacity of 40 and another 26 can be seated outside.

“It is a good size for a medium-sized business; it doesn’t have to be over big or too small but it also has a lot of infrastruc­ture in there which is to the advantage of the incoming tenants,” he said.

The building features floorto-ceiling glass on two sides, is fully airconditi­oned and ready for internal theming.

Mr Beattie said the building was superbly positioned at the junction of one of the busiest thoroughfa­res in Cairns and he expected the high-exposure location to assist any business taking up the lease.

“Edge Hill is widely known for its trendy cafes and eateries, and frequently benefits from public events hosted in the Botanical Gardens and Tanks Art Centre,” he said.

Those wishing to operate a licensed venue can reactivate the liquor licenses connected with the property.

Mr Beattie said the owner was open to allowing different kitchen configurat­ions, but there is an existing fit-out for convention­al Western-style cooking.

Mr Beattie said he expected a wellness or health-based business to do well on the site.

“You have got such diverse clientele that comes and goes from that location, and with Centenary Lakes and the Botanical Gardens walks close by, it’s a drawcard area for all those focused on fitness, health and wellbeing,” he said.

Mr Beattie said the rent was “comparable” to other properties in the area and that lease negotiatio­ns were “subject to the individual player”.
