COULD this parcel of land be the last level block in Stratford?

Vanessa Robinson from Belle Property Cairns said the 587 sqm block was also the only vacant parcel of land within 7km of the CBD.

“It’s rare, it’s unique and has never before been available and has recently been subdivided,” she said.

“The good news is that buyers have about four or five months before the new title is released at which point they would need to pay for it.

“This is great in so much as you can get all your planning and approvals in place and not be paying off a mortgage at the same time. There is no vacant level land available this close to the CBD in such a desirable area with street frontage.”

Lot 132 at 52 Behan St is on a long street running parallel to Kamerunga Rd and is walking distance to Stratford Library and the village’s shopping precinct.

The leafy street is in one of the most tightly held suburbs in Cairns with an average hold period of 12.5 years.

Ms Robinson said Stratford was one of Cairns’ most establishe­d and highly sought after suburbs.

“This piece of land enjoys a generous 20m street frontage with mountain views and it provides a fabulous location for a new home to be built,” she said.

“The suburb is renowned for its establishe­d character homes and is a short drive from Cairns CBD and the domestic and internatio­nal airports plus the land is located within school catchment zones for the popular Freshwater State and Cairns State high schools.

The land is on the market from $320,000 and prospectiv­e buyers can check it out on Saturday at 9am.

Due to its concentrat­ion of Queensland­er-style buildings, Cairns Regional Council is now considerin­g making changes to the town planning requiremen­ts for Freshwater and Stratford.

The council received a submission from the Stratford and Freshwater Community Associatio­n requesting changes to the town planning requiremen­ts for Freshwater and Stratford and distribute­d a survey to gather feedback.

Members wanted to put a halt to smaller subdivisio­ns such as the one through which Lot 132, 52 Behan St has become available.

The typically steep terrain of Stratford was a challenge Boscon Constructi­ons that owner Kyne Boscarini relished when he built a duplex at 6 Diamond Cl.

Both homes sold before the first open home about 12 months ago.
