A WELL located block in Cairns’ inner-west has entered the real estate market.

Knight Frank will be putting 6 Donaldson St, Manunda, up for auction on March 12.

The 809sq m allotment is described as being perfectly positioned between Cairns Internatio­nal Airport, the Central Business District, and Cairns’ thriving inner-west suburbs.

John Lynch from Knight Frank said the property was currently in residentia­l use.

But Mr Lynch said its lot size and layout lent itself very well to a mixed use of residentia­l, storage or trades.

“The four bedroom residence provides for a separate entry office and reception,” he said.

“In addition, we have plans available for a steel portal shed to be erected on the site.”

He said light industrial users continued to present themselves as buyers, and the only issue in Cairns and the Far North Queensland region was the limited stock.

“In our opinion, it’s well suited to taxi operators, given its location,” he said.

“We’ve recently taken a contract on another industrial site in Donaldson St, and not surprising, as it’s always been a popular area for industrial users.

“We’ve had a very strong couple of years selling these type of properties.

“It offers a variety of uses and we’re expecting a steady stream of inquiries.”

Manunda, which is about 4km from Cairns’ city centre, is considered great for parking, internet access, and is a clean and green suburb.

The demographi­c of the suburb consists of profession­als, families with children, single residents, retirees and students.

Median property prices over the last year ranged from $355,500 for houses to $165,000 for units.

Manunda has seen a compound growth rate of 2.1 per cent for houses and minus 1.3 per cent for units.
