THE unicorn of commercial realty in Cairns – small office space for sale – is available in the city’s CBD.
Realtor CBRE is offering two small strata offices for sale that would be ideal for an owner occupier or super fund investment.
Located in Central Plaza on the second floor on the corner of McLeod and Aplin St is a perfect 87 sqm suite fitted out with three offices and general work area plus two carparks.
Just up the road on the North Cairns fringe at 194 McLeod St is a 159 sqm first floor office that is fully partitioned with five office spaces plus a boardroom, reception and kitchenette.

“Small office stratas are now like ‘hen’s teeth’ as the cost of replacement is prohibitive and prime positions with exposure are even rarer,” CBRE directing manager Danny Betros said.
“Believe it or not, it is very hard to get office space of this size. No one is building them anymore.”
A 2019 Herron White report found that the Cairns market had experienced limited new office development.
“They are too expensive to build – they would be offered for two or three times what we are now,” Mr Betros said.
“These are much more affordable, they are ideal for two or three person operations.”
The drawcard of both locations is that almost zero fit-out is required by the new owners.
“They are both partitioned, and ready to go – you could walk in, lay down new carpets and some new paint and start up,” Mr Betros said.
Both stratas – especially the corner of McLeod and Aplin – are close to the CBD.
“It is just opposite to Cairns Central, which is attractive to most people,” Mr Betros said.
The second strata is close to Cairns Hospital.
