Checklist to avoid big costs

DO YOUR homework buying land to avoid unforeseen costs or surprises after you begin building, advises a Cairns real estate agent.

Daniel Arnott, of OBrien Real Estate Cairns and Beaches, has some top tips when buying a block of land.

He said considerin­g the legal ramificati­ons was key.

“Many blocks have covenants that prohibit the use of specific building materials, for example,” Mr Arnott said.

Considerin­g how close the property is to shops, schools, hospitals and parks means if you decide to sell or lease the land, you’ll get a better return.

Looking at whether your property is in a flood zone is vital because it could affect your ability to secure funding to build.

Access to utilities should not be overlooked.

“Make sure you know if your plot has access to utilities such as electricit­y, gas, internet, water, and sewage,” Mr Arnott said.

He said looking at the orientatio­n of the land could save money on energy expenses. “A northern orientatio­n ensures that the home receives adequate natural light and warmth in the winter while also shielding it from excessive heat during the summer,” Mr Arnott said.

Looking at the terrain of land is important.

“Levelling or building might be more expensive if the block is steep and the cost of removing trees or digging rocks must be incorporat­ed into your budget,” Mr Arnott said.

“When it comes to lowering the cost of constructi­ng a solid foundation, soil type is critical,” he said.

“Testing the soil helps guarantee that you are not purchasing a lemon with hidden problems,” Mr Arnott said.

And look at other properties in the area.

“Remember to inquire about any constructi­on projects or prospectiv­e developmen­ts in the neighbourh­ood before purchasing,” he said.
