Land availability at all-time high
LAND availability throughout Toowoomba and the wider Surat Basin is at an all-time high as the region continues to experience high levels of growth and increased investment.
Sales and marketing manager from Queensland Hot Property Vanessa Pulford said Toowoomba was growing faster than ever.
“There’s a lot of vacant land that’s available and I think it’s got a lot to do with the growth of the current industry,” she said.
“Toowoomba is experiencing a bit of a boom industrial wise with all the extra jobs at Grand Central, at the airport and on the range as well.
“There was a need for land here so people have made it available.”
House and land packages are also available to buyers. These packages help the buyers immensely by showing the total amount to consider when purchasing land and building.
Mrs Pulford said first-time home buyers should take advantage of these packages and get into the market as soon as possible.
“The house and land packages are the best way to purchase because everything is rolled into one,” she said.
“It gives an outline of what they will receive and the inclusions so they know what they’re getting themselves in for.”
Each estate ranges in price point and offers a chance for all types of home buyers to get involved with the market.
“The estates span from Gatton to Kingsthorpe and Cambooya to Hampton,” Mrs Pulford said.
“It depends on buyers’ borrowing capacity but first-home buyers are looking for properties in Wyreema and Cambooya whereas second and third-time buyers are looking in the Highfields and Glenvale areas.”
Mrs Pulford also said this was a perfect time to buy before investors started to realise the potential of the region.
“To be honest, I’m a bit disappointed that there hasn’t been many investors who have jumped on the land in Toowoomba but I think they’re waiting to see the outcome of the new Range crossing,” she said.
“There’s no time like the present and Toowoomba is only going to grow. The local market needs to act now before the investors come in.”
