THE Western Down and Maranoa region has some great commercial investment opportunit­ies available with something to suit most investment budgets.

Raine & Horne Commercial Toowoomba’s Nick Koenig said there was good quality passive investment properties out at Dalby, Chinchilla and Roma.

These range from a small strata-titled office to a service station with a 10-year lease in place.

Mr Koenig said now was an ideal time to pick up a commercial investment property in the Western Downs or Maranoa regions as he believes the market has hit its bottom, and from there it was only going to go up.

“Now is the time to pick up a quality investment,” he said.

“In Roma there is one of the best office buildings in town for sale with 10 year leases, that is showing a better than 10 per cent return.

“In Chinchilla there is a series of sub $1 million properties showing better than 10% returns; these are fully tenanted properties.

“In Dalby they vary from a little strata-titled property with a three-year lease to a service station that has a 10 year lease.

“These have good returns with potential for growth in those returns.”

He said none of the tenants were resource sector related, with majority agribusine­ss related tenants.

“There is definitely opportunit­ies for savvy investors in the south-west Queensland region.”
