CBD blocks hit market
AN AMALGAMATED site with redevelopment potential (STCA) in the heart of the Caloundra CBD on the Sunshine Coast is being offered for sale via auction through Ray White Commercial Caloundra.
The properties with a total land area of about 944sq m at 28 and 30 Omrah Ave, Caloundra, are being marketed by Ray White Commercial Caloundra’s Len Greedy and Alan Gray.
Mr Greedy said the offering comprises two adjoining older-style residential houses with two-street access, each with a rectangular land area of about 472sq m.
“This redevelopment opportunity is in the heart of the Caloundra CBD diagonally opposite the council chambers and close to Bulcock St and its mix of boutiques, cafes and professional services,” he said. “The amalgamated site is ideally suited to a unit, townhouse, commercial or mixed use development (STCA) with a building height limit of 14 metres under the current town plan.
“The properties are being offered for sale in one line and due to their location and redevelopment potential present an excellent opportunity for an investor, developer or business end user. There is currently a joint Sunshine Coast Council and Unitywater incentive for development in Caloundra reducing application and headworks charges.”
Mr Gray said the offering provided holding income with 30 Omrah Ave leased to a financial planning company.
“Twenty eight Omrah Ave has most recently operated as a paleo cafe and has now been reconfigured for use as a residence or as a professional office,” he said.
The Omrah Ave offering will be auctioned from 11am (AEST) on Thursday, November 9, in rooms at The Event Centre, 20 Minchinton St, Caloundra.
