Bungalow faces new purpose

-

THIS vintage California bungalow on a traditional quarter-acre block just sold by Ray White Commercial Toowoomba has a new commercial life on its horizon.

Ray White Commercial Toowoomba agent Brian Hodges marketed the prime CBD fringe site at 208 Herries St, Toowoomba as a development opportunity for professional offices in a key location at the corner of Kenric St (close to Warrego Highway).

“Through its ‘Residential Choice Office Residential’ zoning, this property is ideally suited to a large variety of commercial uses, subject to council approval,” Mr Hodges says.

“With a land area of 1012sq m, there is plenty of room to develop on-site car parking.

“The property has a 25m frontage to Herries St, which offers the opportunity to create a signature professional office.”

The new local owner, who bought the property for an undisclosed price, is in the finance industry and plans to turn the property into professional offices, Mr Hodges said.

Initially offered for sale at auction, this site was sold post-auction and settled in October.

About 40 inquiries were received during the sale campaign.

As well as the 175sq m house, there is more than 100sq m of extra space including a 30sq m veranda, a 9sq m rear laundry, 34sq m rear undercover area and a 27sq m shed.

The well-maintained house, sold as a deceased estate, retains all its character features, including decorative ceilings, leadlight windows, wood-panelled interior walls and immaculate retro kitchen.

It is close to Laurel Bank Park and Grand Central Shopping Centre.
