Stake claim on bakery premises

-

THE waterfront home of The Boardwalk Bakery & Cafe at Bulcock Beach is for sale through Ray White Commercial Caloundra with an asking price of $1.3 million.

The strata-titled retail asset, which has been leased to the bakery for five years and has a commitment for five years more, is part of the ground-floor commercial component of the Grand Pacific Resort at 8/38 The Esplanade.

Popular venue Alfie’s Mooo Char and Bar is directly above the bakery.

“The bakery is in a highly desirable corner location, directly facing Bulcock Beach and with views across Pumicestone Passage and the boardwalk to Bribie Island,” says agent Len Greedy, who is marketing the property with colleague Alan Gray.

“Its casual dining experience, takeaway coffee counter and goods baked on site are popular with tourists and locals, plus there is a liquor licence in place for the premises.

“The property is part of a vibrant mix of businesses including an espresso coffee bar, fish and chip shop, juice bar, homewares and gift shops and a hair salon.”

The current lease expires in March 2018 and the tenant has exercised another five-year option through to 2023. A 134sqm exclusive courtyard takes up most of the site, with 97sqm of internal space making up the 231sqm total floor area.

“Because the entire resort has been upgraded in recent times, with external painting for the entire building and an upgrade to the common areas as well, the property presents immaculately,” Mr Gray said.

The custom fit-out for a bakery includes ovens, stainless-steel preparation benches, wash area and refrigeration units.

The property, zoned Caloundra Regional Business Centre (2130), is for sale by private treaty.
