Seven ways to help sell your commercial property in 2018
HOW do you stand out in the crowd and what’s the best way to attract the right buyer?
We asked Markus Eames of LJ Hooker Commercial for his top tips for successfully selling commercial property. Here’s what he had to say:
Great photography
"It is vital to present the property in its best possible light", Mr Eames says. "This may include drone photography which is cost effective, which identifies a property’s proximity and also the extent of the land. Buyers buy with their eyes not necessarily from what they read."
Print media – newspapers
Newspaper advertising is an essential advertising median to reinforce all of the marketing medians especially with the strength of todays online coverage provided.
Mr Eames said, "the enquiry from Print Media is generally well qualified purchasers that are focused on the local market."
Internet listings
Mr Eames said, "it has never been more prevalent than in 2018 that buyers go to satisfy their commercial property requirements is the internet. I always recommend upgrading internet listings to ensure that the client’s listing is seen before the competition.
Preparation
Buyers are traditionally apprehensive of what they don’t understand, so I like to provide as much information as possible so that a buyer can submit their best possible offer with the cleanest possible terms."
Sense of urgency
Mr Eames said nominating a fixed timeline for buyers to investigate the commercial property and submit their offers. This may take in the form of Auction, Tender or Expression of Interest campaign with a closing date."
Buyer momentum
Maintain the flow of information throughout the campaign through advertising, internet, social media, editorial content.
Keep the campaign around four or five weeks only, which is long enough for buyers to conduct their enquiries and not too long to allow their interest to wane.
Choose the right agent
"Choosing the right agent with experience and track record in the local area is paramount when selecting your marketing agent," Mr Eames said.
