THIS 320-HECTARE highquality cattle breeding farm is tucked away on Mount Lindesay Road, Koreelah, in northern NSW.

It is being offered on a walk-in walk-out basis and includes everything except some antiques, family heirlooms and some personal items.

The house holds a modern farm-style kitchen, three bedroom, one bathroom, two toilets, large formal dining/sitting room, large formal lounge, and a utility room that has seen service as an art studio and bedroom and could be used as an office or gym, or

fernery/hothouse. There are three separate reversecycle air-conditioning units and the house is centrally heated from a Bosky wood-fire heater/oven. An extra-large enclosed entertainment area with a beautiful view to the north-east completes the impressive house facilities. External buildings include a large machinery shed/garage and an old timber building that once served as a dairy now used for storage.

The farm itself is a good mix of undulating open grazing and timbered country fenced into 10 large paddocks and some smaller paddocks close to the house. Each paddock is watered from either dams or stock troughs that are

serviced by some 2km of underground pipe from a large dam via a solar-powered system. With a 900ml plus average rainfall every year water, should never be a problem. A good-quality set of timber cattle yards, with an undercover crush and electric lighting and power supply will make yarding and treating cattle a breeze. Potential carrying capacity of 90-100 breeders. Currently stocked with 51 breeders, most with calves or about to calve and 1 quality stud Poll Hereford bull, on less than half the acreage.

Walk-in, walk-out opportunities like this don’t come around very often and this is one opportunity you don’t want to miss.
