THE developer turning the historic Mort Estate Hotel into a contempora­ry office space has applied to the Toowoomba Regional Council to let them make changes to the heritageli­sted building.

FKG Group was approved in March to start demolition works at the site of the hotel, built in 1904.

The approval included the removal of additions to the building done in 1960s, and convert the remaining space into a modern set of offices for new owner Mort and Co.

Property Projects Australia’s James Juhasz wrote to the council on Friday to submit the “material change of use” applicatio­n, allowing FKG Group to “reuse and extend the existing local heritage place”.

“The developmen­t concept includes demolition work in accordance with (the previous) developmen­t approval; adaptive reuse of the existing local heritage plan building for an office; reuse of the existing industrial shed building for car parking and storage; and extension to the existing local heritage place at the ground and upper floor for... an office,” he wrote.

Once finished, the new complex will have a gross floor area of more than 1000sqm and feature 43 on-site car parking spaces.

New owners Mort and Co settled on the property last month for just under $1.8 million, after the feedlot management company outgrew its current site at Herries St.

The applicatio­n is currently in a confirmati­on period, with the council yet to make a decision or request further informatio­n.
