Massive collection of Toowoomba CBD lots now for sale
A MASSIVE collection of five lots in the Toowoomba CBD, totalling more than 1.3 hectares, is now on the market.
LJ Hooker Commercial listed the properties for sale this week. They front James and Goggs Sts on opposite ends.
Two of the blocks are undeveloped, while two others feature industrial sheds that could be retrofitted to a business.
Lead agent Markus Eames said the owners, a family from rural Queensland, were happy to sell the lots either as a whole or individually.
“What we’re allowing is a major developer to master plan it, or smaller businesses can take advantage and buy a single lot,” he said.
“The reason we’re picking now for selling is that when the Toowoomba Second Range Crossing is finished, more trucks are going to soon come off the road (on James St).
“It’ll just become more accessible for the locals and the passing traffic.”
Mr Eames said the selling family was looking to consolidate its assets.
“They accumulated the land over a long period of time. The same owners own the Centrepoint on James centre, which is next door,” he said.
“It’s fairly rare – the last site of this size in the CBD that was sold was mid-last year for the Ergon building, and that wasn’t as big as this.”
The sale has entered an expression of interest period, which runs out on August 15.
According to RP Data, all five properties were bought for a collective $3.13 million over several years.
