LANDMARK Harcourts Taroom will sell the 1429.35ha property “Loch Craig” under instructio­ns of estate executors of the late Phyllis Whyte at Taroom Bowls Club on Thursday, August 2.

The property has just received 45mm of rain. It presents de-stocked with a full body of feed and immediate access for 600 dry cattle to the successful purchaser from auction day.

Although now de-stocked, it has been very lightly stocked for the preceding part of 2018 and heavily grassed with buffel and native grasses.

“Loch Craig” is located 10km north of Taroom, off the Leichhardt Highway via Baxters Lane.

The property is tick-free and a certified PMAV is locked in.

The property is top-quality grazing land of gently undulating brigalow, bottletree, belah and softwood scrub falling to fertile Dawson River flats, with a small area of red loams with scattered box, ironbark, and eucalypts.

The property features large frontages to both the Dawson River and Palm Tree Creek, with water pumped from permanent Dawson River waterholes to two turkeys’ nests and two x 5000g poly tanks reticulate­d to troughs, plus six dams and an equipped spring.

One hundred and 65 acres of prime Dawson River flats have been farmed and fallowed, with further areas of cultivatio­ns returned to grass.

Structural improvemen­ts include a three-bedroom timber homestead with cottage and a four-bay steel-frame shed.

There is a set of wooden stock yards partially renovated with steel, loading race, calf cradle and drafting pound.

The property is fenced into 14 main paddocks and holding paddocks, with a mix of split and steel posts on three and four barbs in stock-proof order.

Some new fencing has been completed in 2018, with laneways, steel end assemblies, four barbs on steel and split posts. Selling agent Darryl Langton said the property was well located in a great area and had further developmen­t potential.
