Tips for marketing your apartment

McGrath real estate’s Brendan Mayles (pictured) embodies the new breed of modern real estate professional who provides substantive knowledge about all aspects of real estate.

With more than 12 years’ experience behind him and experience working in some of Australia’s most highly competitive markets, today he shares six tips for anyone looking to market their apartment.

1. When selling an apartment, presentation is critical. By having less exterior space or none at all, all of your energy may need to go into your interior and furnishings.

2. Good marketing is essential. The first 30 days that the property is on the market are the most important. We also know more than 60% of record prices come from out-of-area buyers. So it’s not enough to put up a sign – we work to identify the ideal buyer for your apartment and design the optimum online and physical marketing mix. 3. Before you show your apartment to prospective buyers, clear the space, as less is more. A well-presented home usually sells faster, and at a higher price. 4. If you have an outdoor space make the most of it. It’s all about lifestyle and Australian’s love being outdoors. Carefully position and arrange any outdoor dining furniture and plant feature pots with colourful flowers.

5. First impressions are everything; common spaces are so often forgotten. A general tidy up of the common area, mow the lawn, sweep the pathways, weed garden beds and ensuring bins are all away in the allocated space can make the world of difference. Make sure you chat with the body corporate to get their assistance.

6. Look at ways of upgrading the appeal at a relatively low cost. Perhaps you can change the cupboard handles or the material of your kitchen bench top. Get advice from your real-estate agent and consider hiring a professional stylist, but don’t make the mistake of spending a huge amount of money getting ready for sale.
