A LISMORE property occupied by the Bank of Queensland and LaFaro Accountant­s and Advisors is the latest bank tenanted investment in the northern rivers to be offered to the market for sale.

Following the $1,480,000 sale of the Westpac bank in Murwillumb­ah and the $2,325,000 sale of the ANZ in Ballina, the Lismore BOQ offers two fully occupied freestandi­ng buildings and a net return of $77,022.

Colliers Internatio­nal Investment Services Executive Daniel Cullinane has been appointed to oversee the transactio­n on behalf of a local vendor and is expecting to be overrun with interest from southern buyers.

Mr Cullinane says that this interest has followed from his team achieving a 100 per cent clearance rate at last month’s Sydney auction event and noted that the premium investment market is achieving outstandin­g results throughout the country.

"An auction clearance rate of 100 per cent is a great indication of the demand in the market for high-quality assets," he said.

"The current yield compressio­n in the southern capitals has allowed our regional clients to realise significan­t capital gains and the competitiv­e bidding from local, interstate and internatio­nal investors proves how well the Australian property market is perceived on a global stage," he added.

"In regional Queensland and northern New South Wales, the main driver of the recent price growth is the demand for favourable yields from southern investors, many of whom associate the major southern metropolit­an markets as offering passing yields below their minimum required rate of return."

He further commented that retail investment assets, service stations and banks are seen as the hot ticket for investors.

"Moving into the second half of 2018, the interest in premium investment properties remains strong and we predict there are many cashed-up investors, including overseas buyers, looking for similar properties for their next acquisitio­n," Mr Cullinane said.
