Deer farm offers big opportunities

-

EXPANDING over 1000 acres of undulating limestone and loam soil, “Wilga Vale” is a stunning and welcome surprise from the expected traprock country, with its abundance of natural pasture, generous dams and lovely homestead.

The possibilities are truly endless for this beloved deer and cattle farm.

Present owners have improved and developed the property since 1989, creating a very profitable mixed-farming enterprise and, after decades of hard work, are ready to retire.

Originally, sheep and cattle were introduced along with a 80-sow piggery then the early ‘90s saw diversification into deer farming of Red, Rusa, Chital and Fallow deer. Deer graze well with both sheep and cattle and the fencing was changed to six foot using hinge joint.

There are a total of 23 paddocks in various sizes and a 40-megalitre dam for water storage, both domestic and stock watering, capable of irrigating 15 hectares of lucerne.

The dam is equipped with a Perkins diesel motor and pump as well as hand shift irrigation pipes with sprinklers. There are 10 stock watering dams and a fully-equipped bore to supply the piggery, garden and five trough watering points for stock, along with a gravity-fed water system for the garden as an alternative from bore water.

Fall in love with the high-set classic Queenslander with two good-sized bedrooms that open straight on to the veranda, so you can thoroughly enjoy the lush rural outlook and this little piece of serenity.

There’s also a rumpus room downstairs that has been a third bedroom.

The property features a big updated kitchen with plenty of storage that opens on to the east-facing deck – great for entertaining or relaxing after a big day with family and friends.

There is air-conditioning in the lounge with a wood heater too – guaranteeing you'll have all-year-round comfort.

With the convenience of a 22,000-gallon tank plumbed to the house, the residence is surrounded by five acres of garden and lawn, a carport and a four-bay workshop. There’s even a cold room for all your essentials.

The “Wilga Vale” homestead has magnificent views and a tranquillity which needs to be experienced first-hand to be fully appreciated. Vendors are keen to retire, so walk-in/walk-out is preferable – but not essential.

The property is situated, 10- to 15-minutes’ drive to Texas, an hour’s drive to beautiful Stanthorpe and only two hours and 15 mins to Toowoomba.
