THE property naysayers will wring their hands and tell you the Toowoomba region is currently at the bottom of the market; the more optimistic will tell you… the Toowoomba region is currently at the bottom of the market, but...

Depending on which camp you belong to, Toowoomba’s current position could be perceived as an opportunit­y or an anchor. A bricks-and-mortar blessing or a correction curse.

However, there is nothing new to a market adjustment because peaks and troughs are an inevitable part of the real estate game – and they come with regularity.

Each pocket across the nation experience­s its highs and lows, and currently, it’s Toowoomba’s turn to weather a market slowdown.

But the tap is far from being turned off. Agents are still achieving good sales, new houses and units are still being built and new land developmen­ts are still coming to market.

Most definitely prices have temporaril­y slowed (in some cases, even retreated) making real estate in the region even more attractive. However, it’s far from Armageddon. CoreLogic data shows Toowoomba and the region has still experience­d some excellent growth across many of its suburbs since last year with Cabarlah recording a 27.7 per cent rise in median sale price, Mount Lofty 11 per cent and Harlaxton 10.1 per cent, to name a few.

Outside of the city, healthy gains have also occurred in Yarraman at 30 per cent, Crows Nest at 18.1 per cent and Pittsworth 12.2 per cent.

And yes, there have been some falls – but, therein lies the value.

Nationally, Toowoomba property is seen by most market analysts as a blue-chip stock – making buying in the region a must for anyone looking at a quality investment with growth potential.

The current market is an opportunit­y to secure an incredible lifestyle at a very attractive price.

Toowoomba (and its surrounds) offers buyers, and renters, an affordable choice of homes with an unequalled family friendly environmen­t to match.

With a constant influx of new residents and investors to town or local owners continuall­y upgrading their living arrangemen­ts, the region will continue to flourish.
